Carson Valley Real Estate - Homes Sold in February 2010

We had 29 homes sell in the Carson Valley in February 2010, up from 26 in January 2010. We've had a very busy winter, with almost 60 homes selling already during winter - a time when most people are not thinking about moving!

Here is a snapshot of our market indicators for February:

29 homes sold
Median asking price is $199,900
Median selling price is $210,000
Median days on market is 141

So what is the absorption rate for the Carson Valley?

There are 383 homes available for sale in the Carson Valley as of 3/8/2010
29 homes sold in January
383/29 = 13.2 months of inventory

Since the number of sales slowed in February from our (recent) normal average of 40-50 homes per month, our absorption rate has increased a few perentage points. It is still better than the 14.5 from January. A more telling indicator of the activity in the market is the question "How many homes are pending right now?" As of today, there are 128 homes under contract - a 3 month high. This is much more indicative of what we are seeing in our office - Since January 1, 2010, the RE/MAX Gardnerville office has opened 92 escrows. That's an incredible volume when you consider the fact that it's still Winter! Of the 128 pending home sales, 22 are bank owned, 59 are short sales, and 1 is subject to court approval.

Of the 383 homes on the market, 29 are bank owned, 58 are short sales, and an additional 3 are Subject to Court Approval. That means that 23% of our market is distressed. Slowly but surely our distressed property percentage of the market is shrinking? Will that continue? I'm not sure - my instinct tells me the next wave will be jumbo loan defaults and foreclosures in our area - how that will affect our market is anyone's guess.

OneWest Bank Releases Their First Year Profit Statement $1.6 Billion- You Won't Believe This One!

OneWest Bank Releases Their First Year Profit Statement $1.6 Billion- You Won't Believe This One!

Kudos to Scott Reckard with the LA Times. He wrote an article today that is sure to open some eyes. The article, titled "OneWest Bank Profit: $1.6 Billion" does an excellent job of pointing out some very interesting observations.

According to the article, OneWest paid the FDIC $1.55 Billion for the failed IndyMac Bank, and turned a profit of $1.57 Billion in it's first year. The article specifically addresses the shared-loss agreement that was also put in place by the FDIC, which is expected to cost the FDIC nearly $11 Billion.

The reason I'm posting this article is that it dovetails perfectly into my blog titled "Is The FDIC Killing OneWest IndyMac Short Sales" in September/2009. The blog, which ended up being the basis of the recent video produced by Think Big Work Small (without my knowledge or consent, by the way) deals with a transaction I handled for one of my clients with OneWest Bank. Rather than go into all of the details of the blog you can read it here. But basically, it centered on shared-loss deals, and how they are creating a disadvantage for consumers trying to accomplish loan modifications or short sales.

The FDIC was so upset with the video that they decided to issue an official press release on Friday, February 12th. The LA Times article specifically states that the FDIC refused to comment today on the profit statement released by OneWest today.

So let me get this straight... The FDIC issues an official press release on a YouTube video, but doesn't want to talk to anyone about the profits OneWest just reported today, and the possible effects of the shared loss agreement they have in place with them? Interesting. Anyway, enjoy the article. This story is beginning to "grow legs", as they say. With 93 other loss share agreements in place, according to a recent Business Journal article, I'm sure this is something we will all hear more about in the very near future.

Oops, I spoke to soon! While writing this article, I just found out that the FDIC just issued ANOTHER press release, this time announcing that they just sold La Jolla Bank in La Jolla, CA to, guess who? You got it, OneWest Bank! And guess what? That's right, they signed yet another Loss Share Agreement with them as well. Well, that makes a total of 95 loss share agreements, and counting!

Folks, it's time to stop this madness. The LA Times article shows what this program is costing the American Taxpayer. Some, like the FDIC (and their banker buddies) will tell us time and time again that the FDIC receives no taxpayer dollars, and is funded wholly by the FDIC premiums charged to the banks. Think about it... When banks have to pay more for increased premiums, where do you think they get the money? Quite simply, they raise their rates to YOU, the consumer, to cover these additional expenses. And, when they finally run out of money, they have a nice little $500 Billion "Credit Card" they can use at the U.S. Treasury. Where do you think this money comes from? Correct... YOU, the taxpayer.

So do your part and help spread the word. It's time to stop asking questions, and start demanding answers from our fearless leaders in Washington. Don't just read this and get mad. Read this and share it with all you know.

Dayton Nevada - Homes Sold in January 2010

Only 10 homes closed escrow in the Dayton Valley in January 2010, compared to 12 sales in January 2009. January historically is a slow month for home sales, so this is not altogether surprising, and certainly nothing to be alarmed over. Most escrows take 45 days to close and that means home buyers would need to be out shopping for homes in December. Instead, people were enjoying their Winter Holidays.

Here are the statistics for Dayton Nevada Homes Sold in January:

10 homes sold
Median asking price is $144,500
Median selling price is $142,000
Median days on market is 88

So what is the absorption rate for the Dayton Valley?

There are 114 homes on the market as of 2/4/10
10 homes sold in October
114/10 = 11.4 months of inventory

Of the 114 homes on the market, 25 are bank owned and 34 are short sales. The number of homes on the market continues to hold steady, however over 51% of the market is distressed. So, the message with Dayton continues to be loud and clear: If you're looking to buy in Dayton, it's likely a distress sale and will either be a while to get escrow closed, or may have deferred maintenance and you'll need to do some repairs if it's bank-owned. However, the market has never been lower and you can buy a fabulous home for less than it costs to build.

We had 26 homes sell in the Carson Valley in January 2010, compared to 21 sales in January 2009. January historically is a slow month for home sales, so this is not altogether surprising, and certainly nothing to be alarmed over. Most escrows take 45 days to close and that means home buyers would need to be out shopping for homes in December. Instead, people were enjoying their Winter Holidays.

Median selling price is $233,000
Average days on market is 120

So what is the absorption rate for the Carson Valley?

There are 377 homes available for sale in the Carson Valley as of 2/4/2010
25 homes sold in January
377/26 = 14.5 months of inventory

Since sales slowed in January, our absorption rate slipped a few perentage points. The key indicator we need to inquire is how many homes are pending right now? As of January 4, 2010, we had 84 homes under contract in the Carson Valley. As of today, there are 115 homes under contract. That's an increase of 37% and clearly demonstrates that as soon as the holidays ended, the buyers came back out into the marketplace. Of the 115 pending home sales, 57 are pending short sales and 23 are bank owned properties.

Of the 377 homes on the market, 43 are bank owned, 53 are short sales, and an additional 4 are Subject to Court Approval. That means that 25% of our market is distressed.

When Is The Address Not The Address - And What Can You Do About It?

Yesterday I met a very nice couple in the Riverboat section of Dayton, Nevada. They are preparing to do a short sale on their family home.

When the Lyon County Assessor and builder established an address for the property in 2002, the address was determined to be 782 Monico Drive, however that is not accurate. The property is a corner, and apparently, the house was planned to be built facing Monico Drive. Instead it was built facing Gordon Lane.

The last time the home sold, it was deeded as 265 Gordon Lane, even though the Lyon County Assessor showed the property as 782 Monico Drive. You can imagine the title headache coming, not to mention the listing questions and MLS questions I had.

If the real address is 782 Monico Drive, obviously that is what I need to put on the listing agreement, so that I have a valid listing agreement. However, if I put 782 Monico Drive in the MLs, no one will ever find it, because the number on the house says 265 Gordon Lane.

This doesn't even begin to cover the title issues I see, since the house was deeded to my sellers as 265 Gordon Lane. So what's a girl to do? Call the Lyon County Assessor of course!

I placed a phone call to the Assessor this morning, and within 15 minutes, they had reviewed the property and changed the Assessor's records to reflect the true address of the property. There were no forms to fill out, no fees to pay, and no hearings on whether my clients should be allowed to have the legal address of their property match the physical address.

This also clears up the title issues because now the property address from Lyon County will match what is deeded, and all my documents can be in sync. 782 Monico Drive is no longer on the Assessors records whatsoever.

I love living in Rural Nevada - where you can still get reasonable things done in 15 minutes with a phone call.
