Missing PORTABLE Microwave Loan Condition....WAIVED! Wahoo!!

Perhaps you read my latest episode of REALLY??!?! regarding a missing portable microwave killing loan approval. Maybe you didn't. If you didn't, it's a fun read, and actually really funny...

Portable Microwave

Many of you asked how it turned out...Well,I sent off an email on Sunday morning with pictures of the portable microwave (with trim kit) along with the cubby...

I specifically asked the loan officer how the appraiser knew it was not a cookbook nook or an art niche (thank you Lenn Harley) and how the bank could require my clients to install PERSONAL PROPERTY into a house they do not own. I asked why the bank wasn't requiring a refrigerator.

The best part was that I actually included the PDF of the manual which read "GE 1.5 Cu. Ft. Countertop Convection/Microwave Oven".

Well, today, the underwriters WAIVED the requirement! YAY!

Buyers Agents - 1

Banking Establishment - 0

It just goes to show that you shouldn't accept the first answer you're given. And thank you to EVERYONE who chimed in and gave me great advice. The points you made were SO helpful and that's what I really love about ActiveRain.

Bill - make no mistake, this was not my LO, it was the buyer's LO. Suffice to say they will not be working with him again in the future.

OK, I just got done reading the other post and this has to be one of the stupidest things I've seen from an underwriter in a long time. But, lately nothing has been surprising me with underwriters and appraisers.

Congrats on helping your clients to get a clear to close.  That is just stupid that they would hold up the closing for a microwave.  Here that's often an upgrade.
