Yesterday I met a very nice couple in the Riverboat section of Dayton, Nevada. They are preparing to do a short sale on their family home.
When the Lyon County Assessor and builder established an address for the property in 2002, the address was determined to be 782 Monico Drive, however that is not accurate. The property is a corner, and apparently, the house was planned to be built facing Monico Drive. Instead it was built facing Gordon Lane.
The last time the home sold, it was deeded as 265 Gordon Lane, even though the Lyon County Assessor showed the property as 782 Monico Drive. You can imagine the title headache coming, not to mention the listing questions and MLS questions I had.
If the real address is 782 Monico Drive, obviously that is what I need to put on the listing agreement, so that I have a valid listing agreement. However, if I put 782 Monico Drive in the MLs, no one will ever find it, because the number on the house says 265 Gordon Lane.
This doesn't even begin to cover the title issues I see, since the house was deeded to my sellers as 265 Gordon Lane. So what's a girl to do? Call the Lyon County Assessor of course!
I placed a phone call to the Assessor this morning, and within 15 minutes, they had reviewed the property and changed the Assessor's records to reflect the true address of the property. There were no forms to fill out, no fees to pay, and no hearings on whether my clients should be allowed to have the legal address of their property match the physical address.
This also clears up the title issues because now the property address from Lyon County will match what is deeded, and all my documents can be in sync. 782 Monico Drive is no longer on the Assessors records whatsoever.
I love living in Rural Nevada - where you can still get reasonable things done in 15 minutes with a phone call.
